La Turquesa is a project established under a "rustico" or rustic or rural   regimen that allows the property to be subdivided into larger   lots and sold without the infrastructure. Power is nearby and the project is the owner of a major well that produces a high volume of excellent water.  There are roads in and through the property now. They are passable all year. More roads, a major boulevard and streets are being added.

There are homes in the area now and they rely upon solar or generated electricity while waiting for the arrival of posts and lines.  People who live there now use water from a "pipa" or special truck that brings water in a very reasonable price.

Look at that sky! Title for foreigners is held in a required trust at a major bank as provided for by the constitution of Mexico and legislations governing ownership of property on the borders, the ocean and Federal District. The property our buyers get is a building site on one of the rustic lots. This is done by an agreement with few restrictions and little condo fees. The fees are for water and the taxes, which are very low. The owners, by unanimous vote can institute whatever other arrangements they want as a group and who is going to manage the place.

The Federal and State  Governments are insistent upon preserving the natural beauty of the site. Move the cactus if you like, but destroy it at your own peril. Some of the plant life is over 600 years old and requires little care.

Holding land in Mexico is easy and less costly. You do not begin to pay taxes until you register your property and receive an "escritura" or title.  Under the process this can take about a year.  The land is acquired under a contract of "compro/venta" or Land Contract.  There are not obligations against the property. The sale is registered with the Ministro de Agricola or Ministry of Agriculture. Here it awaits the signature of the President of the Republic.  This because the seller received the land through a system of distribution call ed Ejido.  The Ejido is a group of people indigenous to the land. In this case 71 individuals or families own all the land call La Turquesa and the 1200 lots have been allocated to each member to wo with what he or she will subject to the concurrence of the Council of the Ejido group.  This concurrence is an assurance that the chain of ownership is clean and provable. Law requires the President to sign off on each transaction. He has to sign under the law if the petition comes to him with the approval of the local Ejido Council. In the sales we make, we maker sure all the paperwork is in order.
